It seems like every time a AAA title is announced, massive levels of hype come with it, and that of course leads to a lot of excitement for the game. Then a month after release, it becomes the newest addition to everyone's "worst games of all time" list or is just ignored. It makes me wonder: Are major developers simply not as good as people (exclude the fanboys) believe or do we, the gamers, simply hype very new major release way too much and set our expectations way too high? Looking back, are there really any games that truly live up to the near-perfect standards that gamers set?
I'm gonna go out on a limb here and say the last one that did was Zelda CDi.

I guess Skyrim kind of lived up to the hype, but the game never really interested me before since I never really play RPG's. Oh, and MW2 was awesome as well.

One game that fell through the cracks would be chrome hounds & thus the online was sadly shut down. ;-; god I miss the multiplayer

I don't generally prefer using the term "hype." I, myself would be found using "expectation" more so than hype because it generally is more rational. Though some can argue that hype and expectation(s) are practically the same thing, I find that setting a reasonable expectation is something that hype can hardly come up to.

I'll probably receive a lot of flak for this, but Black Ops 2 is the only game I can think of right now that hasn't already been mentioned ITT. Favorite multiplayer and campaign in a Call of Duty game, and the Zombies mode is still fun as hell with a group of friends.

Blops 2 is a really great/fun game with much to do, especially in campaign (which had a really nice addition with challenges/strike force/choices). Multi player isn't the most balanced thing, but it's still great fun. Too bad the game will die once AW comes out.
